Shelter's diverse client base includes large institutional investors,
small regional firms, not-for-profit organizations, banks, and local
government agencies. The types of properties managed runs the gamut
from luxury high-rise dwellings in urban settings to affordable
garden apartments in rural areas. We are known in the industry for
achieving impressive results through management strategies tailored
to individual properties. As a result, numerous owners have continued
to bring new business to the company.
Shelter's
approach to property management focuses on revenue growth, high
occupancy, expense control, physical plant improvement, and service
and responsiveness to residents and clients. Our objective is twofold:
producing increased net operating income, and implementing a strong
customer-service based orientation. Because we manage our own properties
as well as providing management services for others, our focus is
that of an owner.
As
owners, we recognize that it is crucial to maintain successful property
performance during management transitions. Shelter pays particular
attention to change-over periods, anticipating and avoiding problems
related to such areas as staffing, resident turnover, and accounting
system integration.
Product Line
Management

Shelter's management portfolio consists of four distinct property
types: Luxury, Mid-Market, Affordable and Senior. While we recognize
that there are keys to client and resident satisfaction that are
common across all property types, there are also additional standards
that, when instituted, can raise the level of service and satisfaction.
By
focusing on these distinct property types, our Product Line Management
approach enables us to enhance our property operations and continue
to provide consistently excellent customer service, while achieving
continued growth and maintaining our excellent reputation.
Accounting
and Reporting

The Shelter Group has made a substantial investment in our fully
integrated, relational database accounting system, which permits
daily updating of general ledgers via modem from properties. Within
our diverse portfolio mix, we produce reports for owners, lenders,
asset managers, and investment partners efficiently and quickly,
tailored to the format each client desires.
Our
analysis includes not just documentation, but also interpretation.
We present the implications of current performance for the immediate
future as well as for the longer term.
Resident-Focused
Services

For residents, our properties are home, and we manage them as we
would our own homes. We strive to create a genuine sense of community
at each property and carefully tailor services to the resident profile.
Buildings and grounds are warm, inviting, and impeccably kept.
